The walk to MRT Phra Ram 9, measured honestly

Scroll through the sale listings for TC Green Rama 9 and you will meet the same line again and again: 200 m to the MRT. If that were true of a station you can use today, the per-square-metre prices in this building would look very different. It is not true in the way most buyers read it, so we would rather say so on the first line. A buyer who flies in, walks out of the lobby and finds the trip is not what the advert promised does not usually come back.

Here are the measured figures. From the project gate on Rama 9 Road to MRT Phra Ram 9 on the Blue Line, station code BL20, is 1.10 km in a straight line, 1.32 km by road, and 1.35 km along the pedestrian route, about 18 minutes on foot. The code BL19 that several listings use belongs to Thailand Cultural Centre, not to Phra Ram 9. This is not a station-adjacent address. It is also not far enough that you need a vehicle every time you leave the building.

So where does 200 m come from? From a station that has not opened. The Orange Line east station here is OR14, named MRTA, sitting between Thailand Cultural Centre and Wat Phra Ram 9. It is about 325 m from the project gate in a straight line and about 470 m along the footpath, roughly 6 minutes on foot. That figure has been rounded down to 200 m in marketing material so often that it now reads as fact. The interesting part is that when the station opens, a claim which is currently wrong becomes close to right.

What the walk is actually like

Eighteen minutes along Rama IX Road in April is not the same eighteen minutes in December. Anyone who lives in Bangkok knows this and no listing ever writes it down. The route follows a main road with footpath the whole way and shops to stop at. Residents who walk tend to walk in the morning and take a motorbike taxi in the middle of the day. People with fixed office hours often ride out and walk back. That mix is what actually happens at an address like this one, rather than walking every trip or driving every trip.

The number that matters is late 2027

The eastern section of the Orange Line, from Thailand Cultural Centre out to Min Buri, is targeted to open in late 2027, with an official cabinet backstop of before May 2028, and the full line complete in 2030. Civil works on the eastern section are structurally complete and the line is now in systems installation. The first trainset is due to arrive around late 2026, with test running from then. The closest station to the project is MRTA, about six minutes on foot in any weather. If the schedule holds, anyone buying now holds a unit that moves from near the MRT to on the MRT in around eighteen months.

We are not going to pretend that rail timetables in Bangkok never slip, because they always do. What can be said is that the civil work is finished, what remains is systems and testing, and residents can see the station from the building. The risk here is about when, not whether.

Cars, the expressway, and where the map lies

For anyone who drives, the advantage here is that the project has direct frontage onto Rama 9 Road with its own gate rather than sitting deep inside a soi. The Si Rat Expressway on-ramp is 576 m away in a straight line but about 1.0 km by road, because you have to U-turn on Rama 9 Road first. Makkasan station on the Airport Rail Link is 1.48 km straight-line and about 2.8 km by road. We have left driving times in minutes out of these articles, because a Bangkok drive time can double inside the same day. Distances are the more honest number.

More is genuinely walkable here than people expect. Piyavate Hospital is 565 m away, about 8 minutes on foot, and it is the nearest hospital. Praram 9 Hospital is 774 m, about 10 minutes. Shrewsbury International School City Campus is 615 m, about 8 minutes, and Central International School on Soi Rama 9 Soi 7 is 712 m, about 9 minutes. The reverse case is Bangkok Hospital on Soi Soonvijai, which looks like 1.1 km on a map but is about 4.0 km by road, because the expressway and the one-way system force a detour. That is why we never quote a straight line as a travel distance.

What this means if you are deciding

If your requirement is five minutes from lift door to platform, this address does not meet it today. If your requirement is more floor area for the same budget, and you can live with an 18-minute walk or a small motorbike-taxi fare for around another eighteen months, then this is the trade you are looking for. The gap in price per square metre between a station-adjacent building and one a kilometre out in the same district is what you are buying with that walking time.

The listings that say 200 m are not lying about the distance. They are lying about the year.
